How Our Site Works

At the bottom of this page you will see buttons linking to several different pages. They each represent a completely independent search website that you can always access (for free!) by going to:

Let's say you want to start with ALL current listings for both Homes and Condos in ALL of San Diego County - you would click on the "San Diego County" button shown to the right.

These home and condo listings are pulled from Sandicor, our San Diego County MLS provider via an IDX agreement allowing us to access the listings. Our site is programmed to automatically update 3 times per day; at 4:01am, 11:01am and 5:01pm. This listing data is always current for you, our valued customer.
Once you have followed the instructions to register and log in, you will have access to all 7000+ listings available at that moment. The drop-down menus at the top of the page will allow to you to narrow your choices down by price, square footage, location, and many other convenient search criteria.

Don't have time to narrow down a list of 7000+ listings? No worries, we've already done some of the work for you! Just click on one of the other buttons in the list that appeals to you. Every one has a certain set of criteria that we've found helps to focus peoples' searches around their wants and needs. For example, if you only want to see homes and condos currently active in San Diego County that are either on, near, or have a view of a golf course, then you can click on the button shown to the right.

Have you always wanted an ocean view instead? You can start your search now by clicking on this button. Keep in mind, these focused pages can still be narrowed further by price, size, location, etc!

PLEASE NOTE: If a listing appears on any of the specific search sites (Golf Course, Ocean View, etc.) it ALSO appears on the "San Diego County" site. Any home that matches multiple criteria (e.g. a golf course home with an ocean view) would be shown on ALL matching pages.
So you can always just look at the "San Diego County" button for everything under the sun, including those listings with golf course or ocean views, or horse properties, etc. The reason for the additional buttons is to narrow down the list if you are searching for something in particular.

Here is another example: all currently active foreclosures are included in the "San Diego County" button, but if you want to look at ONLY foreclosure listings, you can click on this button.

Here is the last big point: there are two special buttons we have that live in their own world. These are for multi-unit properties available in San Diego County. There are relatively few of these properties available in San Diego, so they are not mixed in with any of the other sites. We pulled them out so you can only view them on their specific pages, although once in their search page you can still narrow the selections by price, size, location, etc.

The first button is for Residential Multi Unit (2-4 Units) properties. This page consists of properties with either 2, 3, or 4 separate units that are ideal to rent out to supplement your income and prepare for retirement

The other button is for Commercial Multi Unit properties. This site typically consists of larger properties with 5 or more units, although you will see an occasional 2, 3 or 4 unit property listing there as well.
These two buttons lead to the only sites displaying multi unit properties. The "San Diego County" homes and condos button does NOT include Multi Units as they are in a different database in the MLS and have their own unique report (you will be able to print these reports as a registered user). If you want the opportunity to have renters pay for your mortgage (and then some!) while you earn the equity, I would highly recommend checking out what is available on these pages!
